One system for your buildings, tenants and rent

Many Saudi landlords and property managers still run their portfolio from spreadsheets, paper receipts and WhatsApp messages. That works for a few flats, but once you manage several buildings in Riyadh, Jeddah or Dammam, missed installments, expired contracts and unclear owner balances start to cost real money. AxoOne Real Estate brings properties, units, tenants, contracts and payments into a single database that your whole team can use from the office or a phone.

Each lease generates its payment schedule automatically, monthly, quarterly, semi-annual or annual, so you always know what is due, what is collected and what is overdue. Receipts, invoices, deposits and expenses post to the owner's account, and maintenance tickets link to the unit and tenant. Management gets live occupancy, collection and arrears reports instead of waiting for a manual month-end reconciliation.

Built for the Saudi rental market

Residential leases in Saudi Arabia are documented on Ejar, the Real Estate General Authority's rental platform, and residential rent payments are expected to go through Ejar's approved digital channels. AxoOne Real Estate does not replace Ejar; it keeps your internal records in line with it. Store the Ejar contract number, dates and payment schedule on every lease, reconcile payments received, and see at a glance which contracts are coming up for renewal so your team can act early.

VAT treatment differs by property type: residential rent is generally exempt, while commercial leases such as shops and offices carry the standard 15% VAT. The system applies the right tax per unit and issues ZATCA Phase 2 e-invoices for taxable rent. For Riyadh portfolios, lease history and renewal tracking also help you follow the five-year freeze on rent increases announced in September 2025.

Never miss a renewal or installment

Automatic alerts for upcoming installments, overdue rent and leases nearing expiry go to your team by dashboard, email or SMS.

What is the best property management software in Saudi Arabia?

The best choice is one that fits Saudi practice: Arabic and English, rent schedules that match local installment habits, Ejar contract references, correct VAT for residential and commercial units, and ZATCA Phase 2 e-invoicing. AxoOne Real Estate covers all of these, with local support from our Riyadh team.

Does the software integrate with Ejar?

AxoOne Real Estate is not an official Ejar integration. Leases are still documented on the Ejar platform through a licensed broker or authorised party. The software stores each Ejar contract number, dates and payment plan so your internal records, collections and renewals stay aligned with the documented contract.

Is VAT charged on rent in Saudi Arabia?

Generally, residential rent is VAT-exempt while commercial leases, such as shops, offices and warehouses, are subject to 15% VAT. AxoOne lets you set the tax treatment per unit and issues ZATCA-compliant e-invoices for taxable rent. Confirm specific cases, such as mixed-use buildings, with your tax adviser.

Can property owners see their own statements?

Yes. Each owner has a separate ledger showing rent collected, expenses, maintenance costs, management commission and amounts paid out. You can print or send a monthly owner statement in Arabic or English, and owners can be given read-only access if you choose.

Can I manage properties in more than one city?

Yes. You can manage buildings in Riyadh, Jeddah, Dammam or any other city from one system, filter reports by city, building or owner, and give staff access only to the properties they are responsible for.
